Architects Collective Housing: Building USA 4263 - BAK Architects

The place We had

build an apartment building in a typical batch of 8.66m wide in Boedo, an area without losing even the characteristics of neighborhood, is changing its face as a result of urban densification produced in recent years in major sectors of the city.

The particularity of the land that we should intervene is that the bottom is adjacent to an urban courtyard, with plenty of trees, where there is a football school and a small square. The view on this green match the best direction: the north.

proposal

believe that, pending the changes that occur in the short or medium term in the sector, the building should be a piece lacking adjectives, from a formal neutral enough to live with what today is and what can accompany it in the future. With a concentrated expression will constructive and productive process. For that reason it seemed appropriate to propose a building whose facade no accents or articulations present and, if possible, be resolved with a single material.

We also proposed to continue experimenting with the exposed concrete as we have done in the summer houses in Mar Azul use or permanent homes in the greater Buenos Aires. We did this because we measure that constructive aesthetic system with the necessary adaptations we solve both the issue of a key material easy to assimilate to different environments, such as shortening the construction time, low maintenance future y un costo dentro del standard.

Quisimos también, como en la Casa de Hormigón , Solve the facades like a bellows between public and private sectors, with a series of vertical partitions that vary in position from floor to floor and to settle the openings on each floor of the width and height available.

The views of the interior of the units facing the street are protected by these elements and giving the green space we have perceived as the user moves within the department frames the ever changing landscape.

Another purpose was to pursue the ground floor was free of duties, in order to offer the public space, air, light and garden views later, and that otherwise would not have housing units damaged by their contact with the public dimension.

Finally we care about each department will have the largest possible flexibility of use and we provide a generous expansion while protected by the walls that organize the facades.

The functional organization

is a self-floor building with 5 floors monoambientes type of four units each and a sixth which is developed terrace and common application environments, as well a one-bedroom housing unit.

For the bearing with city views and natural lighting can be accessed on the plant type, four units mirrored: two to the front, which mate for the bathrooms and kitchen, and two facing the back in the same situation. The exposed concrete walls that define those areas of service are, as stated above, a structural function and also define those environments "bellows" that provide more intimate sound to the main spaces of each dwelling unit. The creation of two small courtyards the center of the plant reflects the purpose of providing all cross ventilation units and additional lighting in the deepest area of \u200b\u200bthe plant.

constructive solution

solve structural system type plant supports in the middle of it, required a transitional space to have a free floor with support only in the walls. The same was resolved by beams that are loads of central partition system of the plant type and move to the axis mediators. This beam system closes up and down with stones, which also allow the diversion of the facility amounts to the edge without requiring a reinforced ceiling to enter another material.

The dividing walls were plastered and painted with white latex inside and a plastic plaster on the outside. The floors are concrete pieces of smoothing divided by plate of aluminum. The meeting between walls and the floor was resolved with a recessed aluminum profile way socket. The openings are dark bronze anodized aluminum. The heating and cooling system is resolved by individual teams split.

De Mar
blue Boedo

was very interesting as an experience for our studio work on the adaptation of an aesthetic construction led to intervene in an environment and a specific program: holiday houses in a maritime forest, to a subject and an environment so different. Took on the challenge of the language we developed in the houses could not withstand the passage of scale, program changes and their location in the urban fabric. The result confirms that a system of strategies collision design aesthetic and constructive solutions posed a priori as a body of ideas, does not limit the possibilities of resolving the various problems that may arise if the experiment with each new assignment known to pass through the sieve has its own circumstances.
